    The purpose of this seminar is to introduce the benefit of using your financial calculator in real estate appraising. The seminar will make financial calculations easy. The HP12c is the primary calculator presented, but the HP17b will also be demonstrated. The learning objective is for attendees to be comfortable with the use of a financial calculator and be able to solve appraisal related problems. It is the goal of this seminar to provide the necessary understanding of the financial calculator to appraisers so that they may be able to improve their understanding of financial calculations and improve their work product. The basic functions will be explained through demonstration and case problems. Introduction to SPSS – A Hands On Workshop ***County Employees Only***
    This is a three-day session essential for anyone wanting basic training with SPSS and a look into time trending and ratio studies. It is designed for the complete novice and is recommended for students having limited or no exposure to SPSS. The workshop is tailored toward mass appraisal and assessment. It begins by exploring SPSS, which includes an introduction to the main windows that are used during an SPSS session. Each window is defined and the appropriate applications are explained and demonstrated. Once the student has completed exploring the various windows, they are introduced to the basics in time trending techniques. Some methods utilized include the sale to assessment ratio methodology. Ratio studies are the final topic covered in this class. Students will learn what statistics are most important and learn how to apply these analyses in SPSS. Graphs and charts are also a major component of SPSS and the students are shown how to use the various charts and graphs available in SPSS for all types of analyses. Throughout the three-day class, students utilize lab exercises that apply the techniques used on actual data from various jurisdictions throughout the country.

Appraiser Fraud: One Step Over The Line/Polluted Properties: Disclose It & Close It
    According to the FBI, mortgage fraud ballooned five-fold from 2001 to 2004 and cases of appraisal fraud represent a big chunk of those. In fact, a recent survey indicated that up to half of all property appraisers have reported feeling pressure from lenders or brokers to overstate property values. Some appraisers who have not complied with strong-arm tactics report not being paid for work and being blacklisted. This half-day course will show you how to stay out of trouble during this fraud epidemic. You'll learn about malpractice, negligence and fraud and discuss ways to avoid common errors that get innocent appraisers into trouble. How to report appraisal fraud to local, state and federal agencies will be discussed in detail. You'll learn how to protect yourself through purchasing the right errors and omissions coverage.

    New FHA reforms assure homebuyers receive thorough appraisals with warnings of property defects. Appraisers must now provide a much more detailed evaluation of the condition of homes, including environmental factors, that may affect property values. This course will present methods for recognizing and disclosing environmental concerns under HUD valuation-condition guidelines.

Site Valuation & The Cost Approach (16 CEH) 2-Day Course
    This class is one of the courses needed to meet the 75 hour licensed appraiser upgrade education requirement under the new 2008 AQB licensing guidelines. This course starts the discussion about land, geographic characteristics, and neighborhoods. After the terminology is introduced, the valuation techniques are taught, including: sales comparison method; allocation method; extraction or abstraction method; subdivision method; ground rent capitalization method; land residual method, and the cost approach. The course will use case studies to help explain which method might work best in each situation. Included in the textbook is an appendix reviewing appraisal math, calculating area correctly, statistics, and financial math.
